How to give Reia clean source material for underwriting work.

Upload the source material an analyst would use for a first underwriting view. Reia can work with a full deal package: PDFs, spreadsheets, scans, images, and supplemental files.

Files to include

Start with the offering memorandum or broker package, rent roll, T-12 or operating statement, and any debt, capex, tax, insurance, lease, market, or supplemental files available.

Use original PDFs, spreadsheets, and images when possible. Avoid screenshots of tables if you have the source spreadsheet or PDF.

Before upload

Before uploading to the Library, make sure each file opens locally, scans are readable, spreadsheet tabs are visible, and file names identify the deal and document type. Remove duplicate files unless they represent different versions.

Better file names make review easier. Prefer names like oak-view-rent-roll-2026-04.xlsx instead of final-v7.xlsx.

After upload

After uploading, process files before asking document-heavy Agent questions. Processing prepares files for source review, file briefs, and underwriting work.

This can take time because Reia is preparing more than plain text. It preserves page context, tables, spreadsheet structure, images, and source references so the workspace can understand where a number, clause, or table came from.

That preparation is what makes a processed file more useful than a plain text export. The Agent can answer with stronger grounding, and you can review the original material when a detail matters.
